1. General Contracting
General Contracting is a mode of contract and project execution which provides the Client with a single point responsibility (General Contractor) for the entire scope of works on a project at the initial award stage itself while allowing him the facility and discretion to award the individual specialized work packages at subsequent stages.
Thus, the main works of the project, such as Civil & Structural works are awarded to a large contractor with additional responsibility of managing all other scope of works such as internal finishes, external finishes & façade, roads, landscaping and MEP works such as HVAC, Electrical, Plumbing & Sanitary, Fire Alarm, Fire Fighting, BMS, Elevators, etc. The specialized vendors for these packages may be finalized at subsequent stages solely by the Client (nominated) or may be jointly finalized by the Client and the General Contractor. The value of these packages may or may not be added to the contract value of the General Contractor to reflect in his project turnover. The General Contractor is responsible for the proper coordination among various package contractors & also with his own scope of works and providing on-site facilities to them for smooth execution of the project.
The General Contractor is generally paid a coordination fees for the above towards his overheads and margin which may be in the form of a pre-decided percentage of the value of the specialized work packages or as a lump-sum amount. The General Contractor is responsible for the completion of the entire scope of works as per project schedule and his risk exposure is generally on the entire project value including specialized package works.

2. Design & Build
Realizing the need for a more holistic approach to construction, we now offer a whole new construction philosophy Design & Build.

Design-Build is a method of project delivery in which the owner executes a single contract with one entity (design builder) to provide architectural / engineering services and construction services.
This way, all parties involved would, in a non-adversarial role, are driven to realize the best product for the least price in the shortest time. Issues like budget, schedule and construction feasibility are key concerns from the very outset and are addressed throughout.

Ltd. our Design & Build process assumes singular responsibility for providing a Comprehensive Building Solution that includes Design & Engineering services (for Architecture, Structural, Electrical, Mechanical, HVAC, Plumbing & Sewerage, Fire Protection services, Building Management systems, and Infrastructure works) Procurement Services, Statutory approvals, Project Management & Construction services, truly a ‘single point solution’. Along with our other group companies, we are in the best position to combine all the resources needed to execute a Design & Build project.
Also, MBPL has tied up with leading consultants (Architects, Structural & Service Consultants) all over the country. Every project is handled by an expert team of in-house Engineers & Architects coordinating in synergy with external design partners.

3. Conventional Contracting
Conventional Contracting is a mode of contract and project execution wherein the Client assigns the whole responsibility of the entire scope of works he intends to be performed on a project to a single agency (Main Contractor) through award of the total contract at the initial stage.
However, the scope of works intended by the client may vary depending on the prevalent requirements of the client, such as only Earthwork/ Substructure works/ Structure works/ Shell & Core works/  Civil Structural & Finishes or Turnkey including MEP works. The entire scope of works is defined and awarded to a single contractor (Main Contractor) at the initial stage and the mode of operation and finalisation of the individual work packages is the discretion of the Main Contractor.  These subcontractors are thus under the direct control and responsibility of the Main Contractor. The Main Contractor is fully responsible for the proper coordination among various package contractors & also with his own scope of works and providing on-site facilities to them for smooth execution of the project.
The contract value of the Main Contractor is inclusive of the estimated values of these direct subcontract packages and  thus the overheads and margin towards the specialized work packages is in-built into the Main Contract Value. The Main Contractor is responsible for the completion of the entire scope of works as per project schedule and his risk exposure is on the entire project value including specialized package works.
